CONDO RESIDENTS REVIEW ROUTE 100 NOISE STUDY

UWCHLAN — Officials recently presented results of a traffic noise report for the Route 100 widening project to Aspenwood Condominium residents.
Officials also informed residents of the location and options for a proposed noise barrier along Route 100. If residents approve the barrier, they’ll also be able to choose its color and texture by voting.
The noise study is part of the widening project’s environmental study and complies with the National Environmental Policy Act, according to Esther McGinnis, an environmental consultant with Gannett Fleming.

2008 CHESTER COUNTY REVITALIZATION GRANTS AIM TO ENCOURAGE PEOPLE TO LIVE IN POPULATION CENTERS AND REDUCE DEVELOPMENT PRESSURES ON TOWNSHIPS

WEST CHESTER — To help shore up livable spaces and take development pressure off open space in Chester County’s townships, county commissioners added almost $4 million to grants for the county’s 15 boroughs and one city.
The 2008 grants from the Community Revitalization Program, a part of the county’s overall open-space protection and preservation efforts, were approved Thursday.
The grants fund streetscape improvements, water system repairs, sewer upgrades, street lighting installation and, in one case, a bridge replacement.
“This is a way to encourage people to move back into the borough instead of building houses in cornfields,” commissioners Chairwoman Carole Aichele said during a brief discussion of the program at a work session.

BUILDER CLOSING IN ON MARPLE DEVELOPMENT

MARPLE — Nearly two and a half years after receiving preliminary approval, Pulte Homes presented testimony for final approval of Sentinel Ridge, the proposed development on Old Marple Road.
The national builder has detailed plans to construct 58 townhouses and 160 condominiums on the 34.8-acre parcel. The commissioners previously granted ordinance and zoning map changes and conditional use regarding construction in areas of steep and very steep slopes.
Pulte also received a 102/NPDES stormwater construction permit, required for most projects with more than 1 acre of earth disturbance, from the Pennsylvania Department of Environmental Protection.

LOCAL MORTGAGE INSURER DELAYS ANNUAL REPORT

Radian Group Inc. said today in a regulatory filing that it was unable to file its 2007 annual report on time because of difficulties valuing assets known as deriviatives.
The Philadelphia mortgage and bond insurer said there had been too little trading of those instruments last year to easily settle on their values, which are needed to complete financial statements for the year.
Radian also said weakenesses in internal controls over financial reporting, first disclosed after the third quarter of 2007, were still a problem at the end of the year.
